Across Europe, modular drive-up self-storage parks are thriving, particularly in Germany and the Netherlands, where the format has experienced rapid growth since 2015.

These Modern Storage parks are known for their clean layouts, secure app-based access, and architectural consistency, offering a more innovative alternative to ad hoc container yards or expensive indoor warehousing.

Typically located in well-connected industrial zones on the edge of town, they serve both domestic and small business users with minimal impact on neighbours.

If approved, this project will make Perth the first city in Scotland to adopt this forward-thinking model, delivering a modern, secure, and sustainable storage solution for the local community.

The project will replace the unsafe structure you see today: an abandoned former meat-processing plant that a 2024 engineering survey described as “derelict and extremely dilapidated,” with saturated interiors, collapsed roof sections, exposed asbestos in crumbling condition, and even suspect RAAC roof panels that could fail without warning.

The site has long been a magnet for antisocial behaviour.

In its place, we will create a thoughtfully designed park of Strongholds® modular storage units. These architecturally coherent buildings are finished in soft Agate and Anthracite greys with tidy Traffic Blue roller doors, blending cleanly with Perth’s streetscape while offering secure, ground-level access for homes and businesses across the region.

Removes an eyesore
The former ABP building has stood derelict for over a decade. Its crumbling structure, visible from the A85, has long been a blot on the city’s western approach.

With partially collapsed roofing, vandalised walls, and unsecured perimeter fencing, the site not only looks neglected but has also drawn repeated incidents of fly-tipping, trespassing and vandalism. Structural engineers have flagged the presence of suspect RAAC roof panels, meaning a risk of imminent collapse cannot be ruled out.

A survey by Graham + Sibbald confirmed the structure is in “advanced structural failure,” with collapsed roof sections, water damage, and hazardous materials including asbestos and RAAC. The building has been deemed beyond economic repair, with no viable prospect of reuse.

The building is also heavily infested with vermin, particularly rats. Their presence, along with that of a persistent seagull colony, contributes to serious health and hygiene concerns for nearby residents. Additionally, asbestos is present throughout the structure, further exacerbating the health risks for nearby residents.

Our proposal eliminates this hazardous structure, replacing it with a modern, well-maintained facility that enhances rather than detracts from its surroundings.
Enhances the gateway
Strathtay Road marks a key entrance into Perth from the west. At present, visitors arriving from Crieff or the Inveralmond Roundabout are met with industrial decay.

Our design reclaims this gateway frontage with calm, uniform buildings in muted tones, soft landscaping, and a tidy layout that presents a clean and professional appearance.

This visual improvement contributes to Perth’s identity as a modern, well-managed city.
Supports local needs

Low impact
Unlike other proposed uses for the site. Previous proposals to redevelop the site, including retail, light industrial units, and a drive-through restaurant, were mainly rejected due to traffic concerns and poor compatibility with nearby homes.

Our approach offers a low-traffic, low-disruption alternative tailored to the site’s location and constraints, such as a mini retail park or a fast food drive-through.

Self-storage is exceptionally quiet and low-impact. It generates minimal traffic, with most customers visiting monthly or less, and typically outside of peak commuting hours. There are no high-turnover car movements, no delivery queues, and no late-night disturbances.

The design avoids the need for deep foundations or major earthworks, and our downward-facing, motion-sensor LED lighting minimises light pollution and energy consumption. It’s a practical reuse of brownfield land that serves the community without burdening local infrastructure.

Where we are now

We’ve had positive preliminary meetings with local councillors, who have expressed support for the vision.

We have submitted a pre-application enquiry to Perth & Kinross Council, and, subject to the outcome of this, our detailed planning application for our self storage in Perth Scotland will follow shortly. We plan to introduce 116 Strongholds® modular storage units in phased stages, ensuring the development responds to real local demand and avoids overbuilding.

These Perth Self Storage Units will be arranged in a clean, organised layout with clear access routes and minimal visual clutter.

The modular design avoids the need for deep excavation, drainage runs or heavy groundworks, significantly reducing construction time, environmental impact, and disruption to neighbours.

It also means the site layout can be adapted in future, should local needs change.

The project will generate economic activity from day one. Local contractors will be engaged for groundworks, installation and services, helping to support the regional construction supply chain.

Once operational, the site will create permanent roles in site management, maintenance, and customer support.

More broadly, the storage units will offer affordable infrastructure for small enterprises, enabling local businesses to scale without needing long-term commercial leases.
Sustainability
This is a brownfield, the first project that reuses existing serviced land, thereby avoiding the environmental costs associated with greenfield development.

Our modular design minimises waste during installation and requires no energy-intensive foundations or large-scale materials.

The Strongholds® units themselves are built for durability and longevity, and their low energy requirements align with broader climate goals.

The site will also support circular economy operators, such as furniture upcyclers, tradespeople, and resellers, by providing them with reliable and flexible space.
Quiet neighbour
Unlike retail parks, gyms or drive-through food outlets, self-storage facilities operate quietly and with minimal disruption.

Customers typically visit for brief periods and at irregular intervals. According to the UK Self-Storage Association, 76% of domestic users attend their unit once a month or less.

The effect is a steady but gentle level of use, with no music, no crowds, and no nighttime queues.

This makes the site an ideal fit for a residential, edge location like Strathtay Road.

Will there be more traffic?
Self-storage generates a fraction of the movements associated with retail or food and drink uses. Visits are short, spaced throughout the day, and mostly involve cars or small vans. There are no peak-time queues, no delivery bays, and no drive-through-style circulation.
How bright will the lighting be?
All fixtures are motion-activated and face downward to reduce glare and light spill. The site remains dark the vast majority of the time, only lighting up briefly when customers arrive or move about. This setup protects neighbours, wildlife, and the night sky.
What about noise?
Unlike shipping containers, Strongholds® units use insulated roller shutters that open smoothly and quietly. There’s no metal-on-metal clanging or heavy vehicle noise. With no central loading bay or trolleys, sound levels remain low, even during use.
